The chimney work here splits cleanly in two. On the barrier islands and the near-coastal neighbourhoods — Siesta Key, Longboat Key, Bird Key, the streets running off the bay — salt is the dominant force. It attacks every metal component of a chimney: the cap, the chase cover, the storm collar, the fasteners. Galvanised steel that would last fifteen years inland can be perforated in a small fraction of that within sight of the Gulf.

Inland, in Lakewood Ranch, Palmer Ranch and the newer Manatee County communities, the issue is not corrosion but installation. These are recent factory-built systems, and what we find is usually a chase cover with no slope, a missing storm collar, or a cap that was never properly secured.

Why Coastal Chimneys Need Stainless, Not Galvanised

If you live within a few miles of the water, the material your chase cover is made from matters more than almost anything else about your chimney. A builder-grade galvanised cover is the cheapest part of the assembly and the first to fail. Once it perforates, water enters the chase and starts working on the framing and the firebox below.

We specify stainless steel for coastal replacements, with a proper cross-break so water sheds instead of pooling, and a drip edge that keeps runoff off the stucco. It costs more once and then stops being a recurring problem — which is the actual economics of it on a barrier island.

Rust streaking down the side of a stucco chase is the tell. If you can see orange staining from the ground, the cover has already failed and water has been getting in for a while.
