The chimney work here splits cleanly in two. On the barrier islands and the near-coastal neighbourhoods — Siesta Key, Longboat Key, Bird Key, the streets running off the bay — salt is the dominant force. It attacks every metal component of a chimney: the cap, the chase cover, the storm collar, the fasteners. Galvanised steel that would last fifteen years inland can be perforated in a small fraction of that within sight of the Gulf.
Inland, in Lakewood Ranch, Palmer Ranch and the newer Manatee County communities, the issue is not corrosion but installation. These are recent factory-built systems, and what we find is usually a chase cover with no slope, a missing storm collar, or a cap that was never properly secured.
