Charlotte County took a direct hit when Hurricane Ian made landfall on 28 September 2022, and roofs across Port Charlotte, Punta Gorda and Rotonda West were repaired under enormous time pressure in the following months. Roofing crews were stretched, materials were scarce, and chimneys were frequently the last thing anyone looked at.

What we find now, some years on, is the consequence of that. Caps that were reattached but never properly sealed. Chase covers replaced with whatever was available rather than what was correct. Flashing reinstalled at the roofline without the counter-flashing that actually keeps water out. None of these are dramatic failures — they are slow leaks that take a couple of rainy seasons to show up inside.

Storm Damage You Cannot See From the Ground

High wind does predictable things to a chimney, and most of them are invisible from the driveway. Caps lift and reseat slightly out of position. Storm collars loosen. Mortar crowns develop hairline cracks that only matter once water gets into them and the cycle of soaking and drying widens them.

On the canal-front properties around Charlotte Harbor there is a second factor: wind-driven salt spray reaching chimneys that would otherwise be far enough inland to be safe. We check metal components on those homes more carefully than the mileage alone would suggest.
